- How secure is my garden building?
- Security is a top priority at Hallmark Glazed Extensions. Therefore, you can be assured that all our windows and doors meet industry standards and pass home insurance levels of security. We can also advise on an upgrade of features if you should require it.
- Can my garden room be placed anywhere on my property?
- Generally, the answer is yes. However, there are some restrictions related to Planning Building Regulations and common access routes for garden outbuildings. You must also consider the routing of utilities for your garden room when considering its placement. Under permitted development you are, most of the time, allowed to construct a garden area providing it does not surpass more than 50% of the initial garden area. The space needs to have an optimum eaves elevation of 2.5m with an overall elevation of 3m for a mono-pitched system or 4m overall elevation for a duo pitched roofing. Building regulations will not normally apply if the floor area of the building is less than 15 square metres and contains no sleeping accommodation. More details can be read on the Planning Portal
- My garden is sloped. Will this affect my garden building installation?
- Your garden should be levelled and a retaining wall should be created. You should also check with the planning office to see at what height the 2.5m allowed for permitted development starts.
- Can I attach my garden room to an existing building?
- Yes, as long as you leave the door or wall on the original build in place, then the same rules apply for permitted development. It would only need planning if you decided to take down a wall or remove a door, this then causes the garden room to become part of the original building.
- Is there a product guarantee?

- Do your garden buildings need insulating?
- No. Due to the development of the Structural Insulated Panels (SIP’s) technology used in the construction of all garden rooms and storage units the insulating properties during manufacture are extremely efficient. These panels are found throughout the entire building design.
- Can I design my own garden building?
- Yes, as well as our popular pre designed range we will happily provide a bespoke service to help create your ideal garden building, from initial concept right through to installation.

- How much will my garden building cost?
- Our garden rooms cost from £12,997 depending on the size and design requirements. This will include the full installation consisting of a base system, roof framework, windows, interior and exterior wall, doors, electrics and lighting. All ready for you to enjoy! - What will the temperature be like in my garden building?
- Due to the multi-layer insulation efficiency, your garden room will definitely retain heat throughout the winter and also be cool during the summer months. This will then save you money on your energy bills. In addition, heating and cooling options can be included within your technical design specifications.
- Will it be dark in my garden room?
- No, your garden room will be as bright and light as you want it to be, with a choice of windows providing you with natural light for your space. There is also the choice of additional lighting in your room, with interior and exterior spotlights to grant you light even on the rainiest of days.
- Will my new garden building space be able to endure poor weather conditions?
- Yes, the garden building will withstand extreme weather conditions due to its long-lasting structure system and robust framework.
- Will you be able to hear outside noise in the garden building?
- Outside noise will be considerably minimised specifically due to the roofing insulation itself having acoustic efficiency properties. The reduced noise levels will allow you to relax in your new space. This is especially comforting during noisy storms.
- Do I need Building Control approval for my garden building?
- It is not usually needed. However, it is always best to consult your regional council for their planning preparation guidelines.
- How long will I have to wait to enjoy my garden building?
- The timescales vary from project to project. However, on average it usually takes around 8-10 weeks from your decision to progress with the project. Once on site, it usually takes our specialist installation team around 1-2 weeks to complete the build, depending on the size and design type.
- Do I need to pay a deposit?
- Yes, a 25% deposit is required with the signed agreement to proceed with your project. This deposit has guaranteed protection. We will then complete a full technical site survey and thus book your garden room into our manufacturing schedule.
